You have finally made the decision to sell your home, and the house's condition seems fine to you, but try viewing it as a potential buyer would. They will look in every nook and cranny. There are so many helpful tips that can make your home look its best and make it more marketable. You might feel that some of these tips you might not make a difference, but they do.
Most of these tips are affordable and will really help in selling your home! Remember, a first impression only happens once!
The first thing a potential buyer will see is the outside of your house, so that is one of the most important areas. If they don't like the way the exterior looks, chances are they won't even want to look inside! Here are some tips to enhance your 'Curb Appeal'.
If needed, repaint exterior, including trim.
Replace missing shingles.
If needed, clean or replace shutters.
Clean, paint, or stain front door and polish brass.
Power wash the house and the driveway.
Clean gutters.
Clean and repair any damaged windows.
Replace or repair any broken fence slats.
Remove old, rusted grills, patio furniture, swing sets.
Remove dead shrubs, flowers, trees and pick up dead branches, weeds, leaves and debris.
Mow and edge lawns, trim shrubs and plant fresh flowers.
Add fresh mulch to landscaping beds.
Sweep walkways.
Make sure outside lights are working.
Garbage and recycling cans should be placed in the garage or neatly on the side of the house.
Children's bicycles and toys should be put away.
The front porch should be clean and clutter free with newspapers removed.
If you have a deck, consider power washing and staining it. Make sure that the railings, steps and boards are secure.
Once you have gotten your potential buyers hooked with your inviting and well cared for exterior, they will be looking forward to getting inside and seeing if the inside is as appealing as the outside. Clean all rooms well.
Replace all light bulbs with the highest wattage the lighting fixture permits.

Put fragile figurines and collectables somewhere safe.

Remove and store anything that might offend a potential buyer, i.e. political, religious, sports mementos.
Make sure all wall switches "do something". Lights, radio, etc. comes on when switched on.
If you have a dining room, take the extra leaf out of the table and remove all but 4 of the chairs. This will make the room appear to be more spacious. Also setting the table and putting fresh flowers or a nice arrangement in the center is a nice touch.
Make sure all screens are in good condition with no holes. Repair or replace as needed.
If you have a garage, make it look as organized and clean as possible, remove stains from floor and sweep.
A fresh smelling home is always a plus. If you are a smoker, please don't smoke in the house. If you have pets, clean up well after them and consider boarding them during the selling hours. Some people are afraid or allergic to animals.
Some great air freshening ideas are: fresh potpourri, scented candles, sprinkle a few drops of vanilla extract on a warm stove burner, or a light bulb, a few drops of vanilla or cinnamon in a small pan of water placed in a warm oven, spraying screens with a light fragrance or air freshener.
Remember the most important rooms in a house are the baths and the kitchen. Potential buyers place a lot of weight on these when making their home buying decisions. They are the most expensive to renovate or remodel so buyers will be inspecting them closely. The following are tips that can really make that inspection go well!
Kitchen:
Clean it well from top to bottom, inside and out!
Make sure the oven, refrigerator and stove are spotless.
Remove all refrigerator magnets from the front and the sides.
Clean off the countertops and put small appliances in the cabinets or out of sight after use.
Clean out drawers and cabinets to create more space.
Run ˝ of lemon, lime or orange through your garbage disposal to leave it fresh smelling.
Bathrooms:
Remove personal toiletries from on top of vanities.
Repair loose or cracked tiles.
Clean ceramic tile and grout.
Clean tub/shower thoroughly.
Leave the shower curtain open.
Shine all fixtures.
Replace rusted sinks.
Repair leaking faucets and toilets.
Repair or replace defected exhaust fans.
Two important things to take into consideration-
If there is something that you do not want to include in the sale of the house, i.e. ceiling fan or chandelier, either remove it before you list your home or make sure to tell you listing agent in advance.
Potential buyers will not feel comfortable discussing your home openly with you in the house. They also might also feel that they are putting you out or intruding on you space. They will not spend as much time looking at it as they would if you were not there. If possible leave when there is a showing. If not, go for a walk, go visit a neighbor, or just stay out of site.
